The most reliable leak detection method is overnight flow monitoring — between midnight and 5 AM, most residential properties should have near-zero consumption. When the system detects sustained flow above a configurable threshold during this period, it generates an immediate alert by SMS, email, and push notification to the property manager. This typically means a leak is identified and reported within an hour of starting, rather than weeks later when it shows up on a bill.
Can the dashboard automate tenant water billing?
Yes. The billing automation module reads each unit’s meter at the configured billing period end, calculates consumption, applies the water rate and any service charges, and generates itemised PDF billing statements per tenant. Statements can be emailed directly to tenants or downloaded in bulk by the property manager. The system also maintains a complete consumption history for every unit, making historical data available for dispute resolution or audit. Export to Excel is available for integration with accounting software. Most of our estate clients see billing disputes drop to zero within the first two billing cycles.
Do you need to replace existing meters to install the system?
In many cases, no. If your existing meters have a pulse output port — which most meters installed in the last 15 years do — we can retrofit a pulse adapter that reads the mechanical meter digitally without replacing the meter. For older meters without pulse output, we supply and install compact IoT flow meters that replace the existing meter at the same connection point. Our site survey establishes which approach applies to each meter location and this is detailed in the system design proposal before any commitment is made.
What happens to data if the internet goes down?
All IoT devices have onboard data storage that buffers readings locally when internet connectivity is unavailable. When connectivity is restored, the device syncs all buffered data to the cloud in sequence — so no readings are lost. For properties with unreliable internet, we can configure devices with GPRS or 4G SIM card backup transmission as a secondary connection path. The dashboard will show a device as offline during a connectivity gap and update automatically when it reconnects and syncs.
How long does installation take?
Installation time depends on the number of meters and the complexity of the property. A single property with 1 to 3 monitoring points is typically installed and fully commissioned in one day. A 20 to 50-unit estate takes 2 to 4 days. Large commercial installations with 50 to 100 meters are planned on a project basis, typically taking 5 to 10 working days. The dashboard is live and presenting real data within hours of the first devices going online, so you start seeing data before the full installation is complete.
Who can access the dashboard and how is data kept private?
Access is fully role-based. Property managers receive administrative access to all data, billing functions, alert management, and reports. Individual tenants can be given read-only access to their own unit’s consumption data only — they cannot see other units. Additional administrators can be added for large management teams. All data is transmitted using end-to-end encryption and stored in a secure cloud environment. No tenant data is shared with or visible to other tenants. Data is retained for a minimum of 3 years to support historical reporting and dispute resolution.
Can the system generate ESG and green building compliance reports?
Yes. The reporting module generates consumption reports in formats compatible with common ESG and sustainability frameworks including LEED, EDGE, and GRI water metrics. Reports include total consumption by period, consumption intensity per unit area, percentage reduction versus baseline, peak demand analysis, and water efficiency trend data. These reports can be generated on demand or scheduled for automatic delivery to defined recipients. For NEMA water-use reporting requirements, we provide the data in the format specified by current Kenya environmental regulations.
